Explore Vancouver’s rezoning records

Find a proposal near you, open its City application page, or compare the records across neighbourhoods. This map shows the saved September 15, 2026 snapshot; it is not a live application tracker.

The default view includes 461 site-application directory records received from 2020 to September 15, 2026: 447 mapped and 14 without a confirmed location. Records can include repeat applications for one site. A dot is not a count of homes, approvals or completed buildings. Eleven directory records have no received year; choose “Unknown received year” to inspect them.

Counts reflect selected directory records, including revisions. Assessment values stay fixed when application filters change. Raw totals are not adjusted for neighbourhood size, existing homes or zoning.

What the map counts

Directory records with a City timeline showing an application received or intake date from 2020 to the September 15, 2026 snapshot. The unknown-year option shows records whose received year could not be established. Publication dates are kept separately. A proposed building, a Council approval and an occupied home are different stages.

Every point contributes equally to the concentration layer. It does not measure proposed homes or displacement. The year filter uses the earliest explicit received date on a page. Repeat submissions may appear as separate records. The identical-title screen found 12 candidate groups containing 25 records; it does not establish which records describe one continuing project.

Sources and limits

City application directory · 2026 assessments · Local-area boundaries · BC Address Geocoder · Villages decision · SkyTrain lines · SkyTrain stations · Broadway Plan · Cambie Corridor Plan

SkyTrain lines and stations are the City's own extracts, current within Vancouver's boundary. The Broadway Extension to Arbutus is still under construction; its route here is a straight-line approximation between station coordinates drawn from Wikipedia's station articles, not the confirmed tunnel alignment. The Broadway Plan and Cambie Corridor Plan outlines are approximate rectangles based on the streets the City names as their edges. They provide context and do not show the official plan boundaries.

Coordinates combine the City's map with exact civic-address matches from the provincial geocoder. Street-direction mismatches are rejected. Unknown decisions and missing coordinates are not treated as zero activity. This directory snapshot is not an exhaustive account of construction or unique projects. Projects permitted under existing zoning may not need a rezoning record. Missing locations may affect neighbourhood comparisons. “Council approved” does not confirm enactment or construction; active and archived page states do not establish a decision.
